When you are ready, one of our licensed property managers meet with you to tour your property . When we meet with you we can discuss how you would best like us to help you maximize your profits and your intentions regarding the property. We strive to help you price and maintain your property so that it can be as competitive as possible in our market.
We have a Project Manager on staff from Building Services, LLC to help you with your construction related needs or we can refer you to other local Licensed Contractors and Sub-Contractors to complete any necessary renovations and repairs.

For our Vacation Rental Properties, We will schedule an initial cleaning. This helps determine an appropriate cleaning fee to be charged to your guests after each rental period. You will be responsible for the cost of this first initial cleaning.
Vacation Rental Management Information
Monthly Management Fee
$99 min. or 20% of Rental Revenue (whichever is greater)
This Fee Includes:
Accounting and Bookkeeping

We will manage and track tenant information
•
Collect rental income and pay authorized expenses
•
Each month you will receive a Statement of Operations detailing reports for your financial records of your account activities
•
We will issue you a check for your revenues collected for that month, minus our fees and any maintenance that you authorized for payment
•
Collect and Pay sales and lodging taxes associated with the rental of your property
•
We ask that you maintain a $200 balance in your working capital account to cover any minor maintenance or repairs
Marketing and Promotions
•
We offer a website exclusively for our properties, where guests can view your properties
•
Guest can send reservation requests to us online or contact us for information
•
We advertise with links to our website and ads in local and regional publications
Rental Services
•
Handle all guest inquiries
•
Book your property
•
We collect rents, deposits and fees associated with the property
•
Personally meeting the guests upon arrival to check them in
•
Final walkthrough inspection of the property after check out
•
We are a liaison between you, the owner and guests to handle any problems, issues or emergencies that may arise
As a complimentary service we can book any special events, restaurant reservations, or arrange any special activities for the guests of your vacation rental.
Maintenance
•
We inspect your property on a regular basis to prevent any adverse conditions
•
We monitor normal wear and tear so that we can advise you of any needed repair
•
Maintenance also includes Licence Cleaning Staff trained to clean your specific property
•
All maintenance needs over $200.00 will be submitted to you for your approval before arrangements are made
All maintenance will be performed by Licensed Contractors and Sub-Contractors. Grape Havens charges 10% of the contractor or sub-contractors invoice for supervising maintenance activity.
24 Hour Support
Most importantly we are there for you and your guests 24 hours 7 days a week. We feel it is essential that your guests have access to someone locally to help with emergencies, answer their questions or just to be available for anything they need. It’s also important to us that you have someone locally to connect with.
Misc. Services
Full Property Set-Up Service
$30 Per Hour
We will help with the purchase and set-up of necessary furnishings and amenities for any phase of your project.
Additional Marketing options
$30 Per Hour
We will create additional advertising such as flyers and brochures to place around town or at your property. We can also place your property on other Vacation Rental websites for the fee of the website, plus our time. Contact us for specific advertising packages.
Repairs and Maintenance
A 10% fee is assessed based on the total cost of any repairs or maintenance that we handle through Grape Havens. This fee is assessed with any repairs or maintenance associated with your property that we manage including routine maintenance. The fee covers the cost of working with the Contractor, giving access, paying him out of your reserve funds, etc...
